You can stand in Mirasol or BallenIsles and feel ten miles inland, but the air is still moving in off the ocean every afternoon. HOA Architectural Review And The Panel Layout
A surprising number of Palm Beach County HOAs have architectural review boards that approved a layout that does not match what is actually on the roof. Florida Statute 163.04 protects your right to install solar, but it does not protect a previous owner who installed without filing for ARB approval.
If the seller never filed, that becomes the buyer's problem post-closing. The ARB can require remediation, including repositioning panels to a less visible side of the home, which kills production. We pull the HOA file and compare to the as-built before you close so you have the documents to take back to the seller.

A Palm Beach County home with a 10 kW to 15 kW solar system can have $40,000 to $60,000 of remaining warranty value if the original installer used good equipment. That value walks away if the warranty is not properly transferred.

Battery Storage Adds Another Inspection Layer
The share of Palm Beach County homes with battery backup has gone up sharply since the 2024 storm season. If the home you are buying has a Tesla Powerwall, an Enphase IQ Battery, a FranklinWH aPower, or a HomeGrid system, the inspection extends to:
